Right to Rent
We are required by law to check that tenants and other adults who will be living with them have a legal right to reside in the UK. This check must be carried out for everyone regardless of nationality. Please note therefore that all intended occupiers of a rental property will need to bring their original passport (or other suitable evidence of their right to live in the UK) in person to our office in Wokingham for verification before the commencement of any application. Non-compliance will result in access to the property being denied until the necessary checks have been made.
We will also request and checks will be carried out on documentation i.e. Bank statements, wage slips to support an application.
We will prepare and provide you the tenants with a legally binding Assured Shorthold Tenancy agreement and relevant notices and co-ordinate the signing of the same by the tenants. You and the tenant will have sight of this prior to signing.
Sole agency fee of 6% of the gross rent of CONTRACT LENGTH Inclusive of VAT . Renewals charged at 5% of the gross rent of CONTRACT LENGTH inclusive of VAT.
Agency fees collected monthly excluding the Tenant Introduction/Find service where fees are payable as soon as Tenants enters into a binding contract for the occupation of the Property.
Where a Tenancy Agreement provides for a Tenant to exercise a right to terminate the Tenancy earlier than the full term provided by the Tenancy Agreement (a “break clause”) and the Tenant exercises such a right and terminates the Tenancy early, AJ Home Solutions will refund any Commission or Fees already paid to AJ Home Solutions by the Landlord on a pro-rata basis for the unexpired period of the Tenancy. Where, for any reason, the Landlord permits the Tenant to terminate the Tenancy or in any way releases the Tenant from the Tenant’s obligations outside of the terms set down in the Tenancy Agreement, or the Tenant terminates the Tenancy early due to the actions or lack of action of the Landlord, the Landlord shall not be entitled to any refund of Commission or Fees from AJ Home Solutions for any period prior to the earliest date upon which the Tenant could have exercised a right to end the Tenancy.
Tenant Introduction and Rent Collection
Ideal for Landlords who want to manage the tenancy themselves but want to ensure all the paperwork (Tenancy Agreement, Deposit and Rent administration) is completed professionally. On your behalf we will: Collect one months' rent in advance, together with a deposit/bond. Collect the monthly rent due from the tenants(s) also chase up any late rent payments as required. It is important to note however, that AJ Home Solutions do not act as a debt collector. Upon receipt of the rent paid by the said tenant(s), to pay the same over to you by BACS to your nominated Bank/Building Society account as per any pre-arrangements made.
Tenancy Deposit Scheme Deposit to be held in government approved scheme It is a legal requirement that we or yourself retain the tenants' deposits in accordance with the Tenancy Deposit Scheme for Regulated Agents (TDSRA) and account for this at the end of the tenancy in accordance with the rules of the Deposit Scheme.

This option is for Landlords who have limited time, or are travelling/living overseas, and want to outsource the entire day-to-day management and upkeep of their property investment to a professional property management agent. These involves everything within the Tenant Introduction, Rent Collection service, In addition to this, we will: Offer Virtual Tour of your property which you can share amongst the social media platforms. Online Virtual tours are extremely beneficial and provide our landlords an effective way to showcase their property with all its best features. Prepare monthly statements detailing payment received by the agent on behalf of the Landlord's let property and to clearly state any deductions or fees made by the agency. Arrange and co-ordinate the tenants occupation and vacation of the property. We will carry out property inspections whilst the tenants are in occupation to check the property is being looked after every 6 Months.
Arrange for appropriate tradesmen to effect necessary repairs and decoration to a maximum cost of £150 In excess of this amount, we will obtain your approval first except in cases of emergency. Works over £150 will incur fees of 6% of the net invoice for management and instruction of contractor works.
Sole agency fee of 10% of the gross rent per calendar month Inclusive of VAT . Renewals charged at 7% of the gross rent per calendar month inclusive of VAT. Fees payable during the whole of the period that the tenant is in occupation including during any renewal or extension of the tenancy howsoever arising. This will be payable monthly from the rent received. If no rent is received the Landlord remains liable for the full fees including VAT, whilst the Tenant remains in occupation. Such fees will be due and payable within 14 days of formal demand on the Landlord. AJ Home Solutions LTD reserve the right to claim interest on any outstanding monies due from the Landlord at the rate of 3% above the Bank of England base rate from the due payment date until payment by way of cleared funds is received by them.

Check-In and Check-Out
AJ Home Solutions LTD’S can arrange Check-In and Check-Out, an independent check- in carried out at the commencement date of the tenancy. Similarly the independent clerk will also arrive to check the Tenant(s) out at the end of the tenancy. The check-in appointment is paid for by the Landlord and the charge for the check-out appointment is paid by the Tenant. The charge for the check-in appointment will be deducted from your first month’s rent and will be reflected on your rent statement. You will be provided with a detailed copy of the check-out report by AJ Home Solutions LTD once the checkout has been concluded. A copy of the report is also provided to the Tenant.

Overseas Landlords, AJ Home Solutions will charge an administration fee of £65 each quarter for tax retention and completion of the documentation required by her Majesty’s Revenue and Customs (“HMRC”). If the Landlord is not UK resident,AJ Home Solutions will charge an administration fee of £18.00 for the provision of the required gross annual income and expenditure statement to HMRC. An additional fee will be payable in respect of applications for fair rent, market rent, Rent Assessment Committees or any other court, arbitration or tribunal. Fees are subject to negotiation depending upon the complexity of the matter. The security deposit will only be discharged once any deductions (if applicable) have been agreed by both parties to the agreement. If any work is required to be carried out post-tenancy against the Tenant’s deposit, no monies will be refunded until such time AJ Home Solutions LTD are in receipt of all invoices relevant to the end of the tenancy, and subject to the tenant deposit scheme legislation.
